Market Activity Summary for South Alexandria for End of 2012

South Alexandria refers to those portions of Fairfax County with an “Alexandria” mailing address just off the GW Parkway. Some of the communities included in this area are Belle Haven, Belle View, Hollin Hills, Villamay, Hollin Hall, Waynewood and Stratford.

Contract activity for condos declined slightly while contract activity for detached property and attached homes increased nearly 4% in the 4th quarter of 2012 compared to the same period in 2011. The average days on market for properties priced under $1,000,000 declined while average sales price increased.

For buyers, interest rates remain at or near historic lows and with the recently approved increase for VA loan limits; it is a great time to buy affordable housing.

Sellers are experiencing fewer days on market and in some areas, multiple offers and contracts with escalation clauses. With low inventory, it’s also a great time for sellers to list their property for sale as there is less competition and buyer demand has been relatively high.
